Choosing an Agent to List your Tuscaloosa home

With the majority of the buyers using the internet to look for their home; doesn't it make sense to pick an agent who is familiar with the internet to list your home? Chris Lee and RealtySouth will be able to achieve your goal: Selling your home for the highest possible price in the shortest possible time.

The reason for this is because of the advantages we have to offer over all of our competition.  These advantages include providing the seller with a FREE Home Warranty, One Stop Shop for Buyers (This includes providing real estate services, mortgage services, title services, and insurance under the same roof), comprehensive advertising in Tuscaloosa, Birmingham, Huntsville, Montgomery, Auburn and the Gulf Coast through RealtySouth's website.  These benefits are passed onto you, the home seller, by getting more prospective buyers looking at your home.

Low-Cost Ways to Make Your Home More Salable

  1. Trim bushes so they don't block windows and cut down on light.
  2. Buy a new doormat.
  3. Get rid of Clutter. (Throw out or file stacks of newspapers, magazines, and paper.)
  4. Wash your windows and screens to let more light into the interior.
  5. Put a pot of bright flowers (or a small evergreen in winter) on your porch. You should also place a flowering plant in a window you pass by frequently.
  6. Get rid of smells.  Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells.  Open the windows.
  7. Polish your front doorknob and door numbers,  if they can't be cleaned put a new doorknob on.
  8. Put higher wattage incandescent bulbs in light sockets to make rooms seem brighter, especially basements and other dark rooms.  Replace any burnt-out bulbs.
  9. Tidy your yard. Cut the grass, rake the leaves trim the bushes, edge the grass around walks and trees.  Put a pot or two of bright flowers near the entryway.
  10. Be sure kids put away their toys.
  11. Make minor repairs that can create a bad impression.  Small problems, such as sticky doors, torn screens, cracked caulking, or a dripping faucet, may seem trivial, but they'll give buyers the impression that the house isn't well maintained.
  12. Clean your Gutters.
  13. Put out a light potpourri.
  14. Buy new pillows for the sofa.
  15. Replace heavy curtains with sheer ones that let in more light.
  16. Buy new towels.
  17. Put a seasonal wreath on your door.

5 Ways to Speed Up Your Sale

  1. Price it Right.  Set a price within the realistic price range.
  2. Get your house market-ready before you begin showing it.
  3. Be Flexible about showings.  It's often disruptive to have a house ready to show on the spur of the moment, but the more often someone can see your home, the sooner you will find a buyer
  4. Be ready for the offers.  Decide in advanced what price and terms you'll find acceptable.
  5. Don't refuse to drop the price.  If your home has been on the market for more than 30 days without an offer, be prepared to lower your asking price.
